Mortgage

Financing your Dubai property

What you can borrow, what you need up front, and what the bank will ask for. Explained before you make an offer.

The basics

How mortgages work here

Most buyers in Dubai finance part of the purchase. Residents and non-residents borrow on different terms, and the deposit is the part people underestimate.

Your deposit

Banks lend a percentage of the property value and you fund the rest, plus purchase costs, from your own money. [Confirm current loan-to-value limits for residents, non-residents and off-plan with your provider.]

What you can borrow

Lenders size the loan against your income and existing commitments, not just the property price.

Fixed or variable

A fixed rate holds your payment steady for an agreed period. A variable rate moves with the market. Which suits you depends on how long you plan to hold.

Pre-approval first

Getting approved in principle before you shop tells you your real budget and makes your offer far stronger with a seller.

Buying off-plan

Developer payment plans and mortgages work differently, and not every project or stage can be financed. We check before you reserve.

Costs beyond the price

Bank arrangement fees, valuation, property registration and insurance all sit on top of the purchase price. [Add confirmed figures.]

How we help

From eligibility to keys

1

Eligibility conversation

Income, residency, existing loans and how much you have available up front. Ten minutes tells us what's realistic.

2

Introduction to a lender

We put you in touch with our mortgage partner, who compares products across banks on your behalf.

3

Pre-approval

The bank confirms in principle what it will lend, so you shop with a real number and negotiate from a stronger position.

4

Property and valuation

Once you've chosen a property, the bank values it and issues the final offer letter.

5

Final offer and signing

You review the rate, the term and the fees. We keep the seller and the timeline aligned while it's processed.

6

Transfer

The bank releases funds at the DLD transfer, the property registers in your name, and the mortgage is recorded against it.
