Off-Plan
Off-plan & new launches
New projects bought from the developer before completion, paid in stages. Here is how it works, and what to watch for.
Start here
What is off-plan?
Off-plan means buying a property directly from the developer before it is finished, sometimes years before. You choose the unit from floor plans and renders, pay a reservation amount, and then pay the rest in instalments while the building goes up.
You are buying a contract to receive a finished property on an agreed date. That is the main difference from a secondary purchase, where the property already exists and you can walk through it before you buy.
What we check before you commit
- Developer track record and delivery history
- Escrow account and DLD project registration
- Payment plan structure and post-handover terms
- Realistic handover timeline, not the brochure date
- Service charges and expected running costs
- Resale and rental case at completion
Step by step
How an off-plan purchase works
Six stages, from choosing a project to holding the keys. We stay with you through all of them.
Choose the project
We compare live launches against your budget, timeline and whether you want to live in it or rent it out.
Reserve the unit
A booking form and reservation deposit hold the specific unit, floor and view. Contracts follow from the developer.
Follow the payment plan
Instalments are tied to construction milestones or fixed dates. You pay as the building progresses, not all at once.
Construction
The developer issues progress updates. Your money sits in a government-regulated escrow account tied to the project.
Handover
Final payment, snagging inspection, title deed, and the keys. We check the unit against what was sold to you.
After completion
Move in, furnish and rent it out, or sell. We handle leasing and resale for clients who bought with us.
Why people choose it
What off-plan can offer, and what it can't
Payment plans
Developers spread payments over construction, and often beyond handover, so you need far less cash up front than for a completed property.
First access to launches
The best units, floors and views go in the first release. Being early is usually how you get the unit you actually want.
A brand-new property
Current layouts, new finishes, a developer warranty, and no previous owner's wear to deal with.
Different entry points
From compact studios to waterfront villas, across most major Dubai developers, so the decision starts with the budget rather than the brochure.
Possible capital growth
Values can rise between launch and handover, but they can also fall. Nobody can promise you a return, and we won't.
The risks, plainly
Handover dates move. The finished unit can differ from the render. Your money is committed for years. We go through all of it before you sign.

Off-plan projects we're working with
We work across major Dubai developers. Tell us the budget and the goal, and we'll match you to what's live right now.
Not sure whether off-plan suits you?
Tell us your budget, your timeline and whether this is a home or an investment. We'll tell you honestly whether off-plan or a completed property makes more sense for you.
