How renting works in Dubai
If you're new to the city, a few things work differently here.
Contracts run yearly
Standard tenancy contracts are for twelve months. Shorter and furnished lets exist, usually at a higher monthly rate.
Rent is paid in cheques
Rent is typically paid with post-dated cheques covering the year. Fewer cheques often means a lower rent, more cheques means easier cash flow.
Ejari registration
Every tenancy has to be registered with Ejari. It's what makes the contract official and is needed for utilities and visas.
Security deposit
A refundable deposit is held for the duration of the tenancy and returned at the end, subject to the condition of the property.
Agency fee
A one-off fee is payable when the contract is signed. We'll tell you the exact amount before you commit to anything.
Renewals are regulated
Increases at renewal are governed by the RERA rental index rather than set freely, which protects both sides.
